What’s the timeline?

We like to start the design process about 4-5 months before the desired renovation start date. This allows time for us to prepare plans and finetune concepts as well as for all products to be specified and ordered so the renovation process isn’t slowed down later by lack of information or materials.

 

What areas do you serve?

We work mostly on the island of Montreal, in the West Island including Pointe-Claire and Beaconsfield—with clients in Town of Mount Royal, NDG, Westmount, Outremont and beyond. We tend to work in houses—rather than high-rise condos—probably because of our transitional style.

 

What kind of budgets do you typically work with?

It depends on the scope of the project, but here are some examples: We have worked on main-floor renovations starting around $120,000 and upwards of $300,000, bathrooms within larger projects of $30,000 and as stand-alone projects upwards of $60,000, all the way to full-home renovations surpassing $750,000.

 

How will permits impact our timeline?

This is a tricky one as it varies from one borough to the next and also from one project to the next. It’s important to get the right information from your city as to what is needed to file a permit request for your type of project.

Documents that might be required include: design plans for interior renovations, architectural plans for exterior changes (sometimes even needed if you plan on modifying a window), engineering plans for structure work such as removing structural walls to open up a space, etc. And, depending on your location, asbestos testing to ensure safe removal of any toxic materials before demolition. Getting all of these documents ready takes time and sometimes several experts—and the city can accept or ask to resubmit, which can occasionally add delays that leap a month at a time.

 

When should I reach out to you?

Now! Just kidding. But seriously, if you are thinking of working with us, it’s best to reach out and plan ahead. We are often booked months at a time and don’t enjoy refusing fun project opportunities due to lack of time. We also love to recommend general contractors we have experience working with and they book way out—sometimes up to a year ahead.

 

How do you work?

We are a team of 4 designers and collaboration is at the heart of everything we do—amongst us but also with our amazing clients, reliable suppliers, and our trusted general contractors. With experience, we have developed processes that keep us on track, efficient, and organized every step of the way.

 

What happens at the consultation?

We like to get a sense of your home (even the spaces we might not be working on), so a tour is always a great place to start. We want to hear what you love and what you don’t like about your current space, if you have done any renovations in the past, and how those went. If you have ideas already in mind, we’re happy to share our professional opinion and explore different directions.

It’s important for us to understand at this point what your main goals for the spaces are. If you have a Pinterest account to save images that inspire you, we’ll want to look at them together. We’ll take a few minutes to also present our step-by-step process with deliverable examples so we can discuss what working together could look like.

The consultation is a starting point for future collaboration together—not in a meet-and-greet kind of way but more like a valuable brainstorming kind of way. The consultation is $325 + txs and is followed up with our design fees sent by email, should you be interested in moving forward with a full-service project.

 

How do you charge?

The last thing we want is to surprise our clients when it comes to billing, so we do our best to keep our clients extra informed. Depending on the type of project and the clarity of its required services, we could suggest working all hourly or a combination of flat fee + hourly. In the case of hourly work, a range of design fees will be given upfront based on our experience and our several years of tracked data. We update our clients weekly and invoice twice a month. In the case of a flat fee + hourly model, we would detail out the services provided and payment schedule for the flat fee portion and specify which services would be invoiced hourly. Our Principal Designer’s time is set at $150 + txs/hour and our designers at $100 + txs/hour. We do not purchase and/or resell any product. We take payments by check and e-transfer.

 

Will you help me choose furniture and decor once the renovation is done?

Our specialty lies within the renovation or new build process. Just like we are passionate about selecting the right natural stone slab and know which rain shower is just right for you, we know there are decorators who are the same way when it comes to furnishing and decor.

If you’re looking for expert-level services for decor, we are happy to recommend someone you might jive with. Of course, if you’re looking for island stools to complete the kitchen we just designed for you (or something of the sort), or would like some direction or support in selecting your own furniture to install following your renovation, we are glad to help!

 

Will you only recommend very high-end options or do you work with a range of finishes, cabinetry, hardware, etc?

We work with a range of products but start at a certain price point simply due to the quality we wish to recommend to our clients—not only for the product durability but also for the after-sales services available.

We also know how to balance out a room or home with different levels of finishes in a sensible way and often make recommendations along these lines automatically. We know your basement bathroom won’t get the same attention as your master ensuite will. If we ask you what your home’s value is, it’s because we’re trying to help respect it.

When it comes to cabinetry, custom is our love language and you won’t find us scouting deals at a big box store. We sort outsourcing budgets upfront so everyone is on the same page.

 

Can you recommend a contractor? Will you work with mine?

When we are preparing full design work on a project, we love to have the opportunity to work with a general contractor we’ve worked with before. Based on experience, we find this yields the smoothest process for a client.

However, if you already have a great relationship with a general contractor and wish to work with them on your project, that’s totally fine! We’ll want to meet them and encourage them to reach out to us as much as needed.

 

My style is a little different than the projects on your website. Can you work with my aesthetic?

We adapt to our clients’ preferences with every project and this is what makes our work truly interesting. This being said, if you aren’t connecting with any of our portfolio projects, we might not be the right fit.

We tend to stay within a transitional feel which means a mix of contemporary and traditional elements. In our opinion, this keeps our spaces feeling like home, fresh and, at moments, timeless.

How do you work?

We start with an initial meeting to better understand your goals and the appropriate level of implication on our part. We then have a step-by-step approach that keeps us organized and able to provide our clients with clear deliverables. We truly become an extension of your team—your own design department.

 

What is your role in the renovation process?

The bulk of our work takes place in the planning phase where we prepare everything you need so the renovation can run smoothly. During the renovation, we provide support through communication and site visits.

 

Will you assist in planning the layout? Choosing fixtures and finishes?

Precisely! We love making better use of a home’s square footage with an updated and efficient layout based on neighborhood expectations. We select any product that is required to create a home’s aesthetic based on an agreed-upon style. Some examples are wood flooring, tile, countertops, custom cabinetry finishes and hardware, millwork, plumbing fixtures, light fixtures, paint colours, wallpaper, etc. We make sure the home stands out while appealing to your ideal buyer.

At what point in the project planning should I reach out to you?

As soon as the home’s purchase is confirmed. We know time is money so we want to start the process as early as possible, which sometimes even means before you get the keys.

 

How far are you booking out?

Because we understand the nature of real estate investment and the timelines that are involved, we’re always happy to get you on our calendar as soon possible.

 

Can you handle the design of the full home? Just one room?

We much prefer full-home renovations, especially when working on an investment property. This allows us to impress potential homeowners with a house that feels thought out, complete, and consistently within a certain aesthetic. So far, all real estate properties we’ve worked on have been full-home designs.

 

How do you ensure that the design will fall within the budget of the project?

We discuss what kind of changes you want to make—and how major they’ll be—when it comes to space planning. We’ll then set budgets for finishes and fixtures before we start sourcing actual products.

 

How does your fee impact my return on investment?

Our processes and deliverables help you focus on moving the project forward faster and more efficiently. We make recommendations on how to stretch your budget mixing high and low for the best impact on how the house will show. We use our knowledge not only as designers but as professionals with a pulse on trends through our clients and other sources. Our skills and insight will help you avoid design mistakes that could turn off potential homeowners. We want your property to sell as fast as possible and for top dollar.
